Roof Repair vs. Replacement: How to Decide

Age, damage, and cost all factor in. Here's how to make the right call for your St. Louis-area home — without overspending or replacing too soon.

It's one of the most common questions we hear from homeowners across Ballwin and West St. Louis County: "Do I really need a new roof, or can this one be fixed?" It's an important question, because the answer can be the difference between a few hundred dollars and several thousand. The good news is that with a clear-eyed look at a handful of factors, you can usually tell which way the decision is leaning — and a free inspection settles the rest.

Start with the age of your roof

Age is the single biggest factor. A standard asphalt shingle roof — by far the most common roof on St. Louis-area homes — typically lasts 20 to 30 years, with most landing around the 20-to-25-year mark in our climate. If your roof is well within that window and the damage is isolated, a roof repair is almost always the smart, cost-effective choice. If your roof is pushing or past that age, even a "fixable" problem is often a sign that more issues are right behind it, and putting money into an old roof can be throwing good money after bad.

Don't know how old your roof is? That's common, especially if you bought the home with the roof already on it. A closing or inspection report, a permit record, or the look and condition of the shingles can all help us estimate. During an inspection we can usually tell roughly where a roof is in its life cycle.

Look at how widespread the damage is

The next question is scope. Repairs make the most sense when the problem is contained — a few shingles torn off in a windstorm, a single leak around a chimney or vent, damaged flashing in one valley, or a small area hit by a falling branch. These are localized failures on an otherwise healthy roof, and a targeted fix restores it to good condition.

Replacement starts to make more sense when the trouble is everywhere: shingles curling or cracking across multiple slopes, granules washing into the gutters all over the roof, several leaks in different rooms, or storm damage spread across the whole surface. When the problems are systemic rather than spot-specific, repairing one area just means you'll be back up there for the next one. If you're seeing several of these at once, our guide to the signs you need a new roof walks through them in detail.

A quick rule of thumb: if a repair would cover less than roughly a quarter of the roof and the roof is under about 15 years old, repair usually wins. If you're patching the same roof again and again, or the damage spans most of the surface on an aging roof, replacement is usually the better value.

Do the math on cost over time

Cost is where homeowners often get tripped up, because the cheaper option today isn't always the cheaper option over five years. A repair has a low up-front price, but if you're sinking money into a roof that's near the end of its life, those repairs add up — and they don't extend the roof's overall lifespan. A full roof replacement costs more up front (asphalt shingle roofs in our area generally run in the $5,000 to $10,000 range, and metal roofs roughly $8,000 to $25,000, though every roof is different), but it resets the clock for decades and usually comes with both a manufacturer's material warranty and a workmanship warranty.

A simple way to think about it: divide the cost by the years of life you'll get. A $1,500 repair that buys two more years on a worn-out roof is far more expensive per year than a new roof that lasts 25. For a longer look at what to expect by material, see how long a roof lasts by material.

Other factors that tip the scales

  • Selling soon? A roof at the end of its life can complicate a sale or come up in the buyer's inspection. Sometimes a replacement is worth it for peace of mind and curb appeal; other times a documented repair is enough.
  • Planning to stay for decades? If this is your forever home, a replacement on an aging roof often pays for itself in avoided repairs and lower worry.
  • Energy and comfort. An old, poorly ventilated roof can drive up cooling costs through our hot St. Louis summers. A new roof system with proper ventilation can help.
  • Storm damage. If a hailstorm or windstorm hit your roof, the decision may hinge on how much was damaged. Start with our storm damage restoration service, and read up on hail damage in St. Louis for what to look for.

When in doubt, get a free inspection

You don't have to make this call alone or from the ground. Many "you need a whole new roof" verdicts turn out to be repairs, and some "just patch it" hopes turn out to be wishful thinking on a roof that's truly done. A professional inspection takes the guesswork out of it. At Ballwin Roofing Co., a free roof inspection comes with every estimate — we'll get up on the roof, show you what we find, and give you an honest recommendation. We don't push replacements you don't need; if a repair is the right answer, that's what we'll tell you.

We help homeowners make this decision every week across Ballwin, Ellisville, Wildwood, Chesterfield, and the surrounding communities. Whether it ends in a quick fix or a brand-new roof, the goal is the same: keeping your home dry and protecting your investment without spending a dollar more than you need to.
